Red Flags for Your Roof: Be on the Look Out

There are many ways a roof system can deteriorate and plenty of visible signs for homeowners to watch out for. If you see any of the following red flags or danger signals, then it’s time to call in the professionals to save your home!

Leaky Attic

There are several reasons why your attic might be leaking. If you notice leaking after a heavy wind-driven rain, then your potential problem is an inadequate underlayment, deteriorated flashing, or both. If you notice leaking in the attic after ice build-up or snow, your potential problem is an inadequate underlayment.

Homeowners should be wary of these type of roof leaks, especially old leaks because these problems tend to be accompanied with rotted decking, a very costly fix. Bad roof leaks over long periods of time can also cause indoor mold and mildew issues and rotted rafters, other very costly fixes.

High Energy Costs

If your home’s heating and cooling systems are overworked and your energy bills are off the charts, then you might have an insufficient or non-existent attic ventilation system. A proper roof system will have adequate air circulation and ventilation to remove hot air and moisture from the attic. If this is nonsexist or in poor condition, then you’ll notice overworked heating and cooling systems and high energy costs.

Poor attic ventilation can also cause decay and sheathing of your roof shingles and siding. Homeowners typically notice high energy costs before noticing roof shingle and siding decay, so check your roof and siding systems for these symptoms if you think poor attic ventilation is to blame for your high energy costs.

Missing or Cracked Shingles

The combination of missing and cracked shingles, as well as curled shingles, often times means that your shingles have reached the end of their life. Most cases of missing shingles can be seen from the ground, but cracked and curled shingles should be identified through a professional roof inspection. Other symptoms of an old and worn out roof system which accompany missing and cracked shingles include leaks and high energy costs.

Blisters, Stains, Mold, and Mildew

Red flags including blistering and peeling of paint on interior walls and exterior siding, stains on ceilings and walls, and the growth of mold or mildew can mean several things for your roof system. You could have a rotten faulty underlayment, poor attic ventilation, loss of granules on roof shingles, and other decay and weather erosion. All of these signs require attention and repair.

In the end you must be on the look out and notice your roof red flags early. As with any issue, if you catch it early then you can save yourself a huge headache and a bad bankroll bust. Call in the professionals for a free estimate, diagnose your roofing problems, and determine the most cost-effective management of those problems.
